Woodside, Beeston (6-bedroom HMO conversion — own portfolio)
Woodside was an existing student let that had reached the end of its useful life in its current form. The layout wasn't working, the rooms lacked the facilities modern tenants expect, and it needed a significant reconfiguration to bring it up to standard and maximise its potential as a compliant, high-quality HMO.
We stripped it back and reconfigured throughout, creating six individual rooms. 5 with their own en-suite and kitchenette (1 studio with en-suite only), alongside a greatly improved communal kitchen - a proper social space rather than an afterthought. All works were carried out in line with HMO licensing requirements, ensuring the finished property met every regulatory standard.
The result is a well designed, fully licensed six bedroom HMO that was fully tenanted within weeks of completion - turned around in just four months from start to let.
PROJECT 2 ⌂
Long Eaton HMO Conversion (2-bed to 6-bed HMO conversion — client project)
This project shows just how much potential can be unlocked from a traditional terrace. Starting as a modest two bedroom home, we transformed it into a fully licensed six-bedroom HMO - a complete reimagining of the property from the ground up.
The works were extensive: a full strip back to brick, a rear extension, and a loft conversion with a dormer added to create the additional bedroom space required. Every room was finished to a high standard throughout, with en suites and quality fittings - sleek sanitaryware, herringbone tiled flooring, and contemporary kitchens - giving tenants a real step up from the typical HMO offering.
Completed for a client in around four months, this project highlights our ability to manage complex, multi-element builds - extension, loft conversion, and full reconfiguration - all within a tight budget & timescale.

Queens Road, Beeston (6-bedroom HMO conversion — own portfolio)
This property came to us as an existing five-bedroom HMO that needed bringing up to modern standards. The brief was to add en-suites throughout, extend the property to create a sixth bedroom, and deliver a finish that genuinely stands out in the rental market.
Rather than simply dividing up rooms, we worked with our in-house interior design expertise to create considered, zoned spaces - separating sleeping and living areas so that tenants don’t feel like they’re sleeping in their kitchen. It's a small shift in thinking that makes a significant difference to how a room feels to live in.
The result is a fully licensed, six-bedroom HMO with a cohesive interior scheme throughout - and a testament to the quality of the finish that it was already 50% let before the work was even complete.
